A Caixa Econômica Federal (CEF) confirmed that it will reduce the percentage of fees charged on financing own house. Now, in the financing with SBPE resources, the line indexed by the Reference Rate will have a minimum rate of TR + 6.25% and a maximum rate of TR + 8% per year, down by 0.5 percentage point.
In addition, the bank confirmed the increase in the grace period for the purchase of new properties and the option of partial installment payments for up to six months.
In October, the bank reached the historic mark of R $ 500 billion in housing loans. According to information from Caixa, the measures take place to stimulate the sector and help to alleviate the economic impact caused by the pandemic.
According to information from Caixa, the balance of the bank’s housing loan portfolio has grown 13.4% since January 2019, when it totaled R $ 441 billion.
Caixa also announced new measures:
- the possibility of a grace period to start paying the installments of the new real estate contracts. The measure was extended until the end of 2020.
- In the acquisition of new properties, the payment of the monthly charge, consisting of interest and amortization, will be levied after six months of contracting.
In the latter case, when purchasing real estate, Caixa will charge insurance and contract administration fees. The bank expects, with the measure, to reach more than 30 thousand customers by the end of the year.

The bank also announced that partial payment of the installment was released for borrowers who find it difficult to resume full payment of the housing installment.
- the customer can pay 75% of the installment, for up to six months; or
- between 50% to 75% of the installment, for up to three months.
With this measure, Caixa expects to benefit more than 620 thousand customers.
The bank will also promote an online fair of Casa Própria and will offer 100% digital housing credit from October 19th.
According to information from the bank, since the beginning of last year, R $ 172 billion were granted in real estate credit by Caixa, benefiting 887 thousand families and 2.8 million people.
From January 2019 to August 2020, the bank’s market share in contracting real estate financing with SBPE resources increased from 24.8% to 44.9%.
